    FACILITY MAINTENANCE TECHNICIAN


    Description:
    Facility Maintenance Technician is responsible for keeping their building at the highest level of cleanliness and mechanical readiness by performing the following duties:
    * Performs routine HVAC, electrical, mechanical, plumbing, carpentry, painting-finishing, and maintenance on facilities, equipment, sidewalks, etc.
    * Assists with troubleshooting and repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.
    * Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
    * Troubleshoots, provides maintenance, and repairs plumbing systems per local codes
    * Maintains knowledge of all systems and equipment in building
    * Performs assigned day-to-day repairs, emergency and preventive maintenance.
    * Handles all service calls within a timely manner, and to the satisfaction of the tenant
    * Ensures a clean and safe environment for the tenant's visitors in all areas Of the buildings
    * Escorts Vendors, contractors and other visitors on premises
    * Inspects work of contracted cleaning company
    * Visits tenants and submits building walkthrough report every month
    * Communicates with supervisor regarding supply and/or equipment needs
    * Responds quickly to emergency situations, summoning additional assistance as needed.
    * Performs other duties as assigned.
    * Maintains grounds of facility or property performing such tasks as raking, sweeping, leaf blowing or snow removal.
    QUALIFICATIONS
    Applicants should have knowledge of air conditioning units, plumbing systems, and electrical systems
    Stellar communication skills, attention to detail, and work ethic
    Must be able to demonstrate advanced understanding of maintenance equipment, techniques and procedures
    Needs to have availability to respond on nights and weekends to on-call maintenance requests
    EDUCATION and EXPERIENCE
    High school diploma or general education degree (GED) and a minimum of one year of related experience and/or training.

    * Identifies and assesses problems and needs and communicates these to Property Manager. Maintains congenial relationships with all residents; is professional and polite; communicates easily with residents using strong interpersonal skills. Is able to handle complaints/adversity with tact and diplomacy. Is understanding of and sensitive to cultural background, economic status, those with special needs, and adheres to Equal Housing Opportunity requirements.
    * Participates in an on-call emergency schedule for evening, weekend, and holiday coverage of the property and/or other properties. Maintains knowledge of water, gas meter cutoffs, all building and fixture cutoffs, sewer cleanouts and maps and diagrams of the property.

    EDUCATION AND EXPERIENCE
    * Minimum of two-years' experience in a maintenance or construction environment.
    PREFERRED SKILLS and/or ABILITIES
    * Demonstrated experience with preventative and on-going maintenance of a property.
    * Ability to work with a minimum of supervision.
    * Attentive to detail.
