    Duties:

    * Provide property maintenance services to multiple multi-unit properties
    * Maintain a positive relationship with the community, all residents, suppliers, vendors, and other departments within the company including accounting, data processing, and acquisitions
    * General property maintenance including custodial work, sweeping, mopping, vacuuming, emptying trash, cleaning windows, drywall repair, painting, etc.
    * Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, refurbishing doors, etc.
    * Observes condition of homes and apartments and reports any unusual circumstances (e.g., unusual activity, sizes and the number of pets, resident induced damage to units, unsafe conditions, etc.)
    * Document all work performed
    * Respond to resident maintenance inquiries
    * Assess and help maintain all the on-site physical asset
    * Update service requests and purchase order in the system
    * Maintains the inventory of equipment tools and supplies
    * Makes regular inspections of property interiors and exteriors
    * Purchase supplies, equipment, and services upon managements approval
    * Communicate any maintenance problems and recommend solutions
    * Assists in the preparation of maintenance-related records
    * Daily meetings to report the status of all scheduled work

    * Perform/Oversee repairs of concrete, masonry, roof, and fencing as needed
    * Perform/Oversee limited exterior extermination services when required.
    * Perform routine maintenance of pools and spas
    * Supervises grounds landscaping work
    * Knowledge of water, electric, gas shutoffs, and sewer cleanouts

    * Good rental history with no outstanding back rent owed
