    Must have own vehicle and drivers license in good standing record.

    Mileage reimbursement provided, plus benefits.

    Regular work hours are between: 8:30am - 5:30pm

    Hourly range between $20.00 - $23.00 per hour.

    $1,000.00 sign on bonus being offered after successfully completing 90 day probationary period.

    3 years or more working directly with apartment building facilities maintenance.

    Ideally, looking for someone with 7+ years that can move into a leadership position down the line.

    3 years of experience with:

    Plumbing: includes the repair replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.

    Electrical: includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers.

    Drywall repair: includes filling in small holes caused by nails and minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy.

    Painting: includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the time a tenant vacates a unit and a new renter assumes occupancy.

    Appliance repair: includes the repair, replacement or installation of major household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners.

    Grounds keeping: includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering.

    Cleaning/housekeeping: includes maintaining a tidy appearance in shared community locations, such as the leasing office lobby, clubhouses, and fitness or recreational areas also includes cleaning fixtures, floors and other surfaces in vacated units before new renters assume occupancy.

    Customer service: includes professional, prompt and courteous correspondence with renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.

    Time management: includes maintaining an organized scheduling and tracking system, usually on a computer, to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency.

    * Develops, gains consensus for, and implements the Management Plan for assigned assets.
    * Assist in completing the Management Audit.
    * Supports Leasing Specialist in the preparation of lease and/or rental agreements and is responsible for lease administration process. Assist in managing tenant option rights and information.
    * Employs or contracts for onsite management and engineering personnel, as delineated within the operating budget, management plan and/or management services agreement.
    * Competitively bids and prepares all service contracts to assure high quality and cost effective services.
    * Identify and initiate process improvements for all current property systems.

    * Oversees completion of monthly, quarterly, and annual owner's reports.
    * Prepare and/or review the annual jurisdictional forms and filings as required.
    * Prepares the final budget documentation (i.e., explanatory notes.) Plans and administers budget for the office building(s).
    * Prepares and/or reviews adjustments to tenant billing process.
    * Reviews and approves all accounts payable, ensuring accurate general ledge coding and property allocations.

    * Arranges for alterations to, or maintenance, upkeep, or reconditioning of facilities as specified in the operating budget, management plan and/or management services agreement and of leased premises as dictated by lessee's agreement.
    * Maintains role as a secondary contact for tenants relative to tenant service requests.
    * Proactively meets with tenant representatives on scheduled basis.
    * Oversees Tenant Guide for property and services.
    * Prepares and/or reviews periodic inventory of building contents and property condition, and forwards listing to client for review.
    * Develop and implement a tenant retention program.

    * Associates or Bachelor degree required and advanced degree, a plus.
    * Minimum of seven (7) years of commercial real estate or property management experience
    * Must have at least three (3) to four (4) year experience at managing people; specifically a staff of three (3) or more.
    * Experience in budget preparation/financial reporting, familiarity with building systems, lease negotiation, documentation and administration.
    * LEED AP/Accreditation required within the first six months of assuming the position. Must maintain active accreditation once earned.
    * Real Estate license required within the first six months of assuming the position. Must maintain active license once earned.
    * CPM and/or RPA designation, desirable.

    Senior Maintenance Technician /Commercial experience required

    The Senior Maintenance Technician is responsible for the general and specialized maintenance and orderliness of the property and the operation of the mechanical, electrical, and plumbing systems to ensure optimal building operations and client/tenant satisfaction, in accordance with department protocol.
    Essential Functions:
    * Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned buildings utilizing work order related software programs
    * Responsible for implementing routine and more complex physical improvements to include, but not be limited to, all day-to-day maintenance, repairs, and improvement tasks, ranging from routine inspections to assigned work orders
    * Respond to emergency situations in accordance with departmental protocol
    * Assist Supervisor in establishing and maintaining all equipment, tools, and supplies in stock, inventories, and logs
    * Assist with controlling expenses associated with the operation of the buildings
    * Monitor contracted service schedules and equipment installations by outside contractors, including following up on completed work
    * Diagnose and resolve a variety of maintenance problems involving HVAC, Electrical, Mechanical, Plumbing, and other Building Systems
    * Must be able to resolve maintenance problems in a timely manner in order to avoid and minimize disruptions and delays to customers
    * In a timely manner, report and relay to the Supervisor, all pertinent information impacting the operation of the buildings
    * Identify and report on energy conservation opportunities to Supervisor
    * Adhere to all safety standards, policies & procedures, codes of conduct and best practices
    * Act in a professional and courteous manner at all times with tenants, hospital clients, co-workers, vendors, patients, etc.

    Experience: A minimum of three years' work experience in Commercial or Medical Office Building maintenance.
    Education: High school graduate or GED required along with technical course work
    Special Qualifications (Certifications): CFC Handling Certification is strongly preferred
    Other Requirements:
    * Ability to understand and interpret manufacturer's specifications and written operational procedures
    * Excellent interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations
