JOB DESCRIPTION      

The Senior Project Manager – Building Construction is responsible for the overall planning, execution, financial performance, and successful delivery of industrial construction projects from preconstruction through project closeout.

This position provides leadership to Project Managers, Assistant Project Managers, Superintendents, and project support staff while maintaining strong relationships with owners, architects, engineers, subcontractors, and vendors.

This role is accountable for safety, schedule, cost, quality, contractual compliance, client satisfaction, and project team performance. This position is also expected to mentor project management staff, establish consistent project-management practices, identify and manage risk, and support the continued growth of the company.

Responsibilities:

Project Leadership & Execution:
  • Provide overall leadership and accountability for assigned industrial construction projects.
  • Manage projects from turnover/preconstruction through final completion and closeout.
  • Establish project execution plans, milestones, responsibilities, and communication protocols.
  • Coordinate closely with Project Managers and Superintendents to maintain project schedule, budget, quality, and safety objectives.
  • Lead project kickoff, owner, subcontractor, and internal project meetings as appropriate.
  • Identify project risks early and develop mitigation and recovery plans.
  • Ensure commitments made to owners are communicated to and executed by the project team.
  • Provide executive-level oversight on larger or higher-risk projects while delegating day-to-day responsibilities appropriately.

Financial Management:
  • Maintain overall responsibility for project financial performance.
  • Review and approve project budgets, cost reports, forecasts, and projected final costs.
  • Monitor labor, material, subcontractor, equipment, and general-condition costs.
  • Review project billings, cash flow, committed costs, and outstanding receivables.
  • Manage owner and subcontractor change orders to ensure changes are identified, priced, documented, and executed promptly.
  • Conduct regular project financial reviews with Project Managers.
  • Identify potential cost overruns and implement corrective action before they materially affect project profitability.
  • Ensure accurate monthly forecasting of project revenue, cost, margin, and cash position.

Scheduling & Planning:
  • Work with Superintendents and Project Managers to establish and maintain realistic project schedules.
  • Monitor critical-path activities, procurement milestones, long-lead equipment, owner decisions, and subcontractor performance.
  • Review schedule updates and require recovery plans when projects fall behind.
  • Coordinate construction activities with operating industrial facilities where shutdowns, tie-ins, production schedules, or phased construction are required.
  • Ensure project teams maintain appropriate short-term look-ahead schedules.

Industrial Construction Coordination:
  • Provide leadership on projects involving structural steel, precast concrete, process equipment, manufacturing systems, utilities, mechanical systems, electrical distribution, controls, and other industrial scopes.
  • Coordinate building construction with owner-furnished and process equipment.
  • Manage complex equipment installation, commissioning, startup, shutdown, and facility turnover requirements.
  • Understand the impact of construction activities on active manufacturing and industrial operations.
  • Coordinate closely with engineering teams, equipment vendors, and specialty contractors.

Contract & Risk Management:
  • Understand and administer prime contracts, subcontracts, purchase orders, and other project agreements.
  • Ensure project teams understand contractual requirements, notice provisions, schedule obligations, and change-order procedures.
  • Identify scope gaps, contractual exposure, schedule risks, and potential claims.
  • Maintain appropriate project documentation to protect the company's contractual and financial interests.
  • Elevate significant contractual, safety, schedule, or financial risks to senior management.

Team Leadership & Development:
  • Provide direct leadership and mentorship to Project Managers and Assistant Project Managers.
  • Establish clear responsibilities and expectations for project team members.
  • Assist Project Managers with difficult owner, subcontractor, schedule, financial, and contractual issues.
  • Conduct regular project reviews and coaching sessions.
  • Develop Project Manager/Assistant Project Manager capabilities in estimating, scheduling, cost control, contracts, negotiations, documentation, and client management.
  • Assist company leadership with staffing assignments and workload planning.
  • Promote accountability while allowing Project Managers to independently manage their projects.
  • Participate in employee development and performance evaluations.

Owner & Client Relations:
  • Serve as a senior point of contact for owners and key project stakeholders.
  • Build long-term client relationships based on communication, reliability, and project performance.
  • Address owner concerns promptly and professionally.
  • Manage expectations regarding scope, schedule, cost, and project changes.
  • Identify opportunities for repeat work and support business-development efforts.
  • Participate in project interviews, proposals, presentations, and client meetings when required.

Subcontractor & Vendor Management:
  • Participate in subcontractor selection and major procurement decisions.
  • Review major scopes of work before subcontract award.
  • Ensure subcontractors meet contractual, schedule, safety, and quality requirements.
  • Assist project teams with subcontractor performance issues and disputes.
  • Maintain productive relationships with key trade partners and suppliers.

Safety & Quality:
  • Reinforce the company's safety culture and ensure project teams comply with company and project-specific safety requirements.
  • Work closely with Superintendents and safety personnel to address significant safety concerns.
  • Promote proactive quality-control planning rather than relying on corrective work.
  • Ensure inspections, testing, punch-list work, commissioning, and turnover requirements are properly managed.

Performance Expectations:

The Senior Project Manager – Building Construction should be measured on a combination of:

Authority & Accountability:

The Senior Project Manager – Building Construction has the authority necessary to lead assigned project teams and is accountable for the overall performance of those projects. This position is expected to make timely decisions, hold team members accountable, elevate significant risks when necessary, and maintain ownership of project results from turnover through final closeout.

This role should not simply manage more projects than a regular Project Manager. The position should function as the bridge between company leadership and the project-management team—overseeing major projects, developing Project Managers/Assistant Project Managers, managing higher-level client relationships, and taking responsibility for the financial and operational health of the projects under their supervision.


Qualifications:       
 
  • Relevant certifications (i.e. PMP, CCM) is a plus.     
  • Experience as either a Project Manager, Senior Project Manager, or Project Executive with commercial or industrial building construction projects. Experience with industrial building construction projects (food or manufacturing facilities, etc.) is a plus.
  • Experience working for a general contractor.
  • Demonstrated experience managing multimillion-dollar construction projects.
  • Strong understanding of construction contracts, cost controls, scheduling, procurement, change management, and project documentation.
  • Strong working knowledge of construction drawings, specifications, RFIs, submittals, change orders, and project schedules.
  • Ability to communicate effectively with field personnel, executives, owners, architects, engineers, subcontractors, and vendors.
  • Proficiency with common construction management, scheduling, estimating, and financial-management software. Experience with Procore.
  • Strong negotiation, problem-solving, leadership, and decision-making skills.
  • Leadership qualities. Experience managing and mentoring Project Managers and Assistant Project Managers is a plus.
