Job Description

Property Managers distribute their time simultaneously between properties and multiple tasks.

One of the most important qualities a property manager should possess is the ability to work well with people. Negotiation skills are a must in working out issues with disgruntled tenants or persuading an owner to make improvements to increase or maintain a property's value. A friendly, positive attitude, coupled with above-average customer service skills, are necessary to build relationships with existing clients and tenants, as well as potential new ones. The ability to communicate clearly and concisely, both verbally and in written form, is a requirement for a successful property manager.

Working with multiple properties and tenants requires excellent organizational skills. A property manager must have contact information for both owners and tenants within reach at all times, along with phone numbers for maintenance staff, contractors and vendors. Must be able to coordinate several projects and develop a suitable time-line to complete property improvement tasks. A property manager maintains a calendar of due dates for inspections and lease payments. Pay bills in a timely manner, prepares financial reports for owners and presents lease renewal contracts to tenants on schedule.

Some of the specific job responsibilities include:

* Collections which involves handing out late notices and going to tenants homes to make sure they pay

* Filing court papers, attending legal proceedings and doing evictions if needed

* Follow up with tenants to pay rent

* Collect down payment money on sales deals and mail them to the corporate office

* Handing out violation notices to tenants with a day and time to be in compliance

* Keep the common areas of the properties clean and free of trash

* Advertise online and make sales calls

* Show the homes (mostly nights and weekends)

* Obtain signed contracts for sales and lease renewals

* Investigate maintenance issues for the property and relaying information to corporate office

* Responsible for any vacant company owned homes

* Some light maintenance duties expected

* Line up appointments with contractors and gather quotes

* Help with getting building permits for work to be done
