Operating Engineer

Our client, Commercial Facilities & Property Operations is seeking a Operating Engineer 3 to join their team. As a Operating Engineer 3, you will be part of the Facilities Operations team supporting building maintenance, system management, and tenant service. The ideal candidate will have the ability to lead and direct others, strong decision-making skills, and the confidence to prioritize workload while coordinating with vendors and responding to tenant needs.

Location: Waukesha, WI

Pay Range: $29 to $34 per hour

What's the Job?

• Oversee building operations with a focus on system management, vendor coordination, and tenant relations in a commercial environment.
• Manage and prioritize facility operations, coordinating multiple maintenance activities and determining resource allocation.
• Oversee vendor relationships, including scheduling, scope review, quality assurance, and contractor management.
• Provide technical guidance and direction to maintenance team members on complex building system issues.
• Lead troubleshooting across building systems including electrical, mechanical, DDC, and pneumatic controls, making informed repair decisions.

What's Needed?

• 3+ years of experience in commercial facility operations, building maintenance, or engineering.
• Demonstrated ability to lead, delegate, and make independent operational decisions.
• Universal CFC EPA certification or willingness to obtain within the first year (support provided).
• Strong commercial building systems knowledge (mechanical, electrical, plumbing, controls) and proven vendor management experience.
• Advanced proficiency with Microsoft Office (Word, Outlook, Excel, Teams) and CMMS platforms, plus strong communication and problem-solving skills.
