Site Manager

Our client, a leading facilities and real estate services organization, is seeking a Site Manager 5 to join their team. As a Site Manager 5, you will be part of the Facilities Management organization supporting a manufacturing-focused portfolio. The ideal candidate will bring strong leadership, client-facing communication, and a practical, hands-on approach to budgeting, vendor coordination, and operational readiness—especially in complex industrial environments.

Location: Middletown, DE

Pay Range: $35 to $39 per hour

What's the Job?

• Lead day-to-day facilities operations for assigned properties, ensuring compliance with all local, state, and federal mandates while delivering exceptional client service.
• Manage and develop a Facility Management team, driving performance outcomes, succession planning, and measurable career development for direct reports.
• Own client relationship management through clear operational updates, strategic recommendations, and timely resolution of critical tenant or stakeholder issues.
• Prepare, submit, and manage property budgets, track variances, support cost reduction initiatives, and uphold fiduciary responsibilities.
• Coordinate third-party and tenant-related processes, support management fee/reimbursement collection, and maintain safe, compliant, and attractive facilities through regular inspections.

What's Needed?

• Bachelor’s degree in engineering or an equivalent combination of experience and education.
• 8-10 years of facilities management experience, including leadership of Integrated Facilities Management teams/services and strong judgment in operational decision-making.
• Proven track record of excellent internal and external customer service, with strong verbal and written communication and presentation skills for senior stakeholders.
• Demonstrated ability to manage budgets, contractors, repairs, and facility operations in a fast-paced environment with minimal supervision.
• Strong working knowledge of commercial real estate, business, and accounting practices, plus proficiency with Microsoft Office (Excel, Word, PowerPoint, Visio, Outlook, Access) and the ability to analyze data.
